The HOA is receiving multiple complaints about residents letting their dogs run free through the community. When animals run loose it is a danger to other owners and animals. Other animals become agitated/excited, and we have had reports of residents falling as a result. Additionally, it is assumed that if your animal is loose, it is not being picked up after.
If you are picking up after your animal, thank you; but your animal still needs to be leashed. Also, clean-up after your animal is expected on ALL common areas. This includes the tree-lined access road into the community. The HOA maintains this property and it is not the grounds keepers responsibility to clean up after your pet.
Please be aware that it is both Marion County Law and a Crownwood Rule that all animals must be leashed.
Your cooperation and consideration of your neighbors is expected.
While issues with theft or vehicle break-ins have been almost non-existent in our community, we recently had an occurrence on 45th Lane. For your own protection, please lock your vehicles. It appears that the trespassers go from vehicle to vehicle checking to see if any have been left unlocked. So far no damage has occurred, i.e., no windows broken to gain access.
Three Board positions expire each year. This is a call for interested parties to serve on the Board. Now that the new pool fence has been installed, it is working as a deterrent to trespassers. The gate is self-locking and you need a key to enter. Please keep this in mind when using this amenity. We have also installed security cameras to monitor the pool area 24 hours a day and the area is posted to this effect. As a reminder when using this amenity, please leave it in the condition you found it: keep restroom doors locked and put umbrellas down upon leaving the pool deck.

This is a reminder to all homeowners that satellite dishes MAY NOT be installed on the new metal roofs. When this project was undertaken at the end of 2018 all owners received a notice of this. Attaching anything to the metal roof compromises the roofing material and the HOA will not be responsible for any damages incurred due to water leaks or the related repairs. Please note, per our documents, any change to the outside of the building must be approved by the HOA. This includes installation of satellite dishes. While installation of satellite dishes is allowed, they may only be installed on the fascia of the main building.
Owners have asked, and the HOA has allowed, owners to make changes to the plant beds around their units with the caveat that what you plant you maintain. The plantings near some units are beginning to cause issues as root systems and mere size are beginning to impinge upon the buildings’ foundations. These overgrown plants can cause structural issues to the building. If you, as an owner, have plantings that have grown out of control, you are responsible for their removal. Please take the time to do a walkaround your unit and check your plantings. Management also does its own walk through periodically to identify any issues of concern. New plantings should be located at a sufficient distance from the building and take into consideration future growth.
Management is receiving complaints from owners that residents are disposing of their trash or other unwanted items by dumping them on their neighbors’ property/landscaping. Residents: we have trash pickup twice a week, many neighborhoods only have pickup once a week or none at all and you have to make a trip to the dump. Please be courteous of your neighbors and help keep our community clean and neat.
We are also seeing a proliferation of dog waste in the landscape. Dog owners had been doing great for a while and now it seems to be escalating again. We have 3 waste stations located throughout the community and recently have replaced the old rusty ones with new ones that are being cleaned weekly. Please use these. Animal waste is a health hazard, not to mention it is very frustrating to find you have stepped in waste and have tracked it into your home.
Assessments: The HOA invoices Owners monthly via e-mail. Owners who do not have internet access, upon written request, will receive coupons.
E-mail invoices are sent out on the first of each month. Assessments not received by month’s end will incur a late fee/interest charge of 1.5%/month (18% annually).
REMINDER: For those owners who have setup autopay with their banks, please remember to update your monthly assessment payment each January. Notices of the new rates are mailed each December. Assessments are determined by the cost of running the community each year and pro-rated among all Owners based on the square footage of their unit as determined by the County Assessor. Assessments can vary from year-to-year, up and down, depending on scheduled improvements and needed maintenance.
The HOA Board has made the decision to continue to self-manage the community with President, Joyce Nuzzo, taking the lead under the direction of and collaboration of the Board.
Monthly maintenance fees should be mailed to Golden Hills Quadravillas HOA, 7259 NW 44th Lane, Ocala FL 34482 or checks may be dropped in the mail slot at the pool Clubhouse.
